The local market has definitely had a good year thus far. So far the area as a whole is trending about 4% above last year for the total number of homes sold with median sales price trending around 4% above the previous year as well. May and June both had positive gains over last year with 241 and 242 homes sold respectively.
Inventory continues to remain light with about 824 homes for sale in all of Flagler County and 505 in Palm Coast. With demand staying at the level it is at we are seeing an average days on the market of about 68 days for area.
The best advice for sellers is to price right and be ready to sell if listing as buyers are motivated and ready to act. And, for buyers, the best advice is to be ready and don’t take too long to make a decision because another buyer may come in and scoop up the property you were really interested in.
