Last week turned out to be pretty busy with the 4th of July holiday. We missed being able to get the stats out so we’ve combined two weeks. We hope everyone enjoyed their holiday. Check out the video below of our view of the fireworks from Flagler Beach.
Residential House Recap
June ended the month with 185 houses closed and was only one more than June of 2011 when 184 housed closed. The lowest was $25,000, the highest being $ $1,195,000, for an average price of $144,643, a median price of $113,900, and an average of 104 days on the market. Of those 185 closings, 98 were cash sales. That brings the total residential house sales through June to 1030 compared to the same period in 2011 when 779 residential houses closed. That’s a 32% increase to last year.
Inventory is becoming more and more of a buzz in the local market. The number of houses for sale continues to decline. 84 new house came on the market from 6/24 through 7/7 with the lowest being $45,000 and the highest being $889,000. The total number of house active for sale right now in Flagler County is just 726 with the lowest being $35,000, the highest at $4,200,000, with an average list price of $340,507, and a median list price of $235,000.
