Residential House Recap
June has been an active month as usual, but is currently not showing the same positive pace as the preceding months have this year. This past week came in with 27 residential house closings with the lowest being $66,800; the highest at $274,900; for an average price of $133,481; a median price of $109,900; and an average days on the market of 88 days. This brings the total closings for the month to 114 and is 12% less than the same period in 2011 when 129 residential houses closed. But the month isn’t over and we moved into the last week on the month with 247 residential houses currently pending.
New listings saw an uptick this week with 57 residential houses added. The lowest at $18,000 and the highest being $1,199,000. That brings the total listings currently active for sale to 746. Of those the lowest is $18,000; the highest being $4,200,000; with an average list price of $342,628; and a median list price of $237,350. 29 residential house listings had price changes this past week.
Question Of The Week: Is it a ‘seller’s market’ now?
Sellers are definitely beginning to see a shift in these conditions of lower inventory and increased demand. What typically bothers me with this questions is the extreme sellers and buyers can often take these labels, and making assumptions on either side can end up being costly. For example, less competition of other houses for sale doesn’t mean that no other options are out there for buyers (i.e. new builds). All the same important things you need to do for a successful sale at the best financial benefit exist.
